Terms and Conditions

These govern the commercial relationship, construction warranties and the use of services provided by Mario Ruiz Renovations as the main contractor for comprehensive renovations.

Professional Service Contract

Please read these Terms and Conditions carefully. By requesting, confirming or paying the first feasibility certification of a renovation, you ("The Client") acknowledge that you have understood and accepted all the points set out so that the work carried out by Mario Ruiz ("Main Contractor") can proceed formally.

Introduction and Scope

These Terms govern the contracting of any remodeling and interior design package (e.g. bathrooms, living rooms, kitchens, commercial spaces or comprehensive renovations) provided directly by Mario Ruiz Renovations and the legal network of approved subcontractors supervised under our technical guidelines in Valencia.

By using or browsing the website to evaluate architectural features, generate payment plans, or consult metrics and prices through in-person and online channels, you are deemed to have validated these statements under the Spanish Civil and Commercial Code and the General Law for the Defense of Consumers and Users.

Quotes and Estimates

2.1 Indicative Quotes The valuations shown on the website or given verbally are based on market averages and are merely indicative ("Starting Prices"). They have no contractual validity until our engineer/architect surveys the work site.

2.2 Valid Final Budget Only a Fixed Budget prepared specifically for your home, signed by the surveyor, with a validity period usually set at 15-30 calendar days based on possible fluctuations in the stock of ceramic and logistics materials, will have legal weight and define the price.

Work and Execution Protocols

Authorized Personnel

The client guarantees unrestricted access for Approved Staff during ordinary hours, who are responsible to Mario Ruiz, in order to meet deadlines and tolerances.

Required Permits

Generally, it is the client's responsibility to obtain the relevant Minor or Major Building Licenses from the City Council and to notify the community of owners.

Unforeseen deviations after making openings or blind demolitions (hidden pipes, unmapped wiring) will be paused, assessed and submitted for mutual agreement, considered as Addendums to the main construction contract and may extend the duration of the work.

Payments and Phased Invoicing

All local tax settlements and obligations (VAT or similar) will be expressed transparently from the contractual level. When requiring the purchase and storage of heavy raw materials, the standard payment protocol of Mario Ruiz usually comprises:

  • Deposit and Materials (40-50%)Paid upon formalization after approving furniture designs/renders.
  • Progress Milestone or Monthly Certifications (30-40%)Charged when base flooring and water or electrical installations are completed, demonstrating progress.
  • Completion and Touch-ups (10-20%)Payable immediately after the architect and client have checked lighting and final details.

Responsibilities and Construction Warranties

Our work pursues total visual and operational excellence. The contract explicitly includes a Post-construction Repair Warranty against possible hidden defects, plaster shrinkage, construction misalignments or application errors attributable to our workers, complying with the cycles of:

Aesthetic Finishing Damage

Usually within a range of 6 to 12 months (e.g. superficial cracking due to minor settlement of the work).

Installations and Property (LOE)

Coverage under the Spanish Building Management Act according to its ten-year or three-year parameters for supplies.

Force majeure: Force Majeure Limit: We do not cover defects arising from wear and tear over time or obsolescence, external flooding, thermal catastrophes or misuse of the property by its current occupants after signing the final acceptance certificate.

If you detect a construction inconsistency after the renovation of your space or consider that a charge is unwarranted, we have a priority technical line available.
